A Sydenham property with a hefty price tag could soon set a Brimbank record.
The five-bedroom house at 34-38 Pecks Road, Sydenham, has been listed with an asking price of $3.75-$4 million.
Professionals Real Estate senior sales consultant Sam Mezzatesta said that if the property sold for that kind of price, it would be the highest selling price for a Brimbank residential premises.
“It would 100 per cent be a record for the area,” he said.
“I think the previous one was around the
$3.5 million mark, so if $4 million is achieved, it would definitely be a new benchmark.”
Mr Mezzatesta said development potential of the property, which is about 0.4 hectares (just shy of an acre), made it special.
“It’s very unusual to have a property of this size in this area,” he said. “An acre block next to Watergardens with this potential is quite rare, which is reflected in the asking price.”
While the price tag is hefty, Mr Mezzatesta said the property was attracting attention.
“It’s been a bit slow given the asking price is high, but that also means we only really hear from genuine buyers,” he said.
“We’ve had interest from developers who have made offers around $3 million.
“We actually had one developer offer $3.5 million, which has since been retracted and revised to $3.3 million.”
The property also features a fully self-contained two-bedroom unit, a five-car carport, electric gates and a large pond.
The house itself, which is roughly 43 squares, has five bedrooms, three bathrooms and a three-car garage.
It’s set to the side of the large area of land that Mr Mezzatesta said made development options for the buyer relatively simple.
“There’s definitely an opportunity to develop this land further,” he said. “The owners are just waiting for the right price.”
