Sunshine revamp will ‘attract $1 billion in investment’

More than $1 billion in long-term investments will be unlocked with the rezoning of 19 hectares of industrial land in the Sunshine town centre, State Parliament has heard.

The rezoning will also trigger residential developments across nine hectares of commercial land, the council believes.

Planning Minister Richard Wynne said he had ticked off Sunshine town centre as a new activity centre zone last week. The precinct includes Albion and Sunshine railway stations, Victoria University and the Sunshine CBD.

The planning scheme amendment will ensure “fair and equitable developer contributions”, which support upgrades to community infrastructure in the CBD, the minister said.

 

It is also expected to create hundreds of jobs.

Mr Wynne said Sunshine would become a “prime shopping and industry centre”, allowing people to live closer to work and services.

“We’re sending a message that Sunshine is ripe for investment and growth, and that liveable communities for Victorians, through smart development, is the number one priority,” he said.

Western Metropolitan MP Khalil Eideh told Parliament last month the proposed activity centre zone would be a boon for Sunshine, and Brimbank.

“[It will] reinforce Sunshine as the economic heartland of Melbourne’s west,” he said.

“The Sunshine area is currently a bustling community, with thriving local businesses and community groups, many of different multicultural backgrounds.

“Sunshine town centre is an engine room for jobs, education and prosperity in western Melbourne, which is why this proposal is vital.

“Amenities will include prime shopping, living areas and an activity hub with close proximity to existing public transport and infrastructure,” Mr Eideh said.

Brimbank council’s city development director, Stuart Menzies, said the rezoning would ensure Sunshine becomes an important centre in Melbourne’s west.

It will unlock “the enormous capacity and potential it offers”, he said.
