Ballarat Road medical centre goes on sale

A Sunshine hospital/medical centre for sale is expected to fetch offers of more than $9 million.

The property, at 493 Ballarat Road, will be sold by expressions of interest.

Savills Australia’s Julian Heatherich and Benson Zhou have been appointed to sell the property, the largest of its type in the area.

Mr Heatherich said the property was an exceptional investment opportunity, with a 10-year lease in place for the current tenants, Dr Gastroenterology and Dr Scope.

“Dr Gastroenterology and Dr Scope comprise the largest gastroenterology and hepatology practice in Melbourne’s west, offering a mix of superior-quality technology and services,” he said.

The current net rental is $630,000 a year.

The facility fronts Ballarat Road, with an estimated 45,000 vehicles passing daily. It is surrounded by retail and lifestyle amenities and is opposite Victoria University’s new Sunshine campus.

Mr Heatherich said there was capacity to accommodate growth in the practice.

“The tenant has undertaken a significant investment into the centre, incorporating the latest in design and technology and comprising two day theatres, pathology rooms, 10 consulting rooms and extensive service and support spaces,” he said.

Expressions of interest close Wednesday, May 30, at 2pm, and are to be submitted to the appointed agents.
