Where the river runs: 9 Dunbarrim Avenue, Cairnlea, 3023

Kororoit Creek runs through this property’s charming neighbourhood, helping to create a country feel that includes loads of gum trees and grassland.

Yet the property is minutes from Ballarat Road, the Western Ring Road, the Deer Park shopping strip’s increasingly delicious foodie offerings and Brimbank Shopping Centre.

For the golfers in the family, Sunshine Golf Club is just up the road.

The Cairnlea neighbourhood’s roads and walkways meander around the curves of Kororoit Creek, just as Dunbarrim Avenue does.

This Henley-built residence boasts 31 squares of living. Enter to floating floorboards and the main bedroom to the left. In here, a feature raised floor is a nice touch. There is a walk-in wardrobe plus an open-style en suite with twin basins. A split-system has been installed.

Opposite is an open-style study nook with internal access to the fully-finished double garage. Next is a theatre room – or second living area.

Walk through to the open-plan kitchen family-meals area, with a dining alcove and rumpus room beyond (currently set up as a playroom).

The kitchen has a large return benchtop, and stainless-steel appliances including a 900mm oven with a six-burner gas stovetop and a brand new dishwasher. A double-door pantry is a welcome inclusion.

Multi-stacker doors slide to the right and open to the deck with downlights and TV-power.

Two more fitted and carpeted bedrooms are grouped together off the main living room, with a central family-style bathroom in the same wing. The fourth bedroom has views of the backyard.

While this may appear to be a standard family residence in a standard development, taking the time to look around pays reflective dividends.

This neighbourhood is really peaceful, with Kororoit Creek there to be enjoyed and the parkland a true attraction.
