Where the heart is: 22 Rivoli Place, Keilor Lodge, 3038

Down a quiet street, past a general store and large family park with mature gardens and play equipment, you find Rivoli Place, a small cul-de-sac where according to neighbours, residents rarely move.

The reasons are many. Firstly, it is a quiet part of town, it is also a five-minute walk to the local Catholic private school, Catholic Regional College, North Keilor.

The house was renovated about seven years ago and the works included a rendered facade.

The paved front drive leads right to the front door, flanked by multi-paned windows and remote-controlled double garage with internal access. It’s a design that welcomes visitors in.

The main bedroom is carpeted, has a light fan, small walk-in robe and a Federation-style en suite.

The front sitting room adjacent has floating floorboards – part of the renovation. Here, made-to-measure curtains have been fitted to both windows, one with a small bay feature.

The three-metre-by-three-metre study (or fourth bedroom) follows, accessed via concertina doors.

The kitchen-meals area has 20 doors of hardwood cabinetry and a corner-set pantry. The Technika twin ovens and gas hotplate are as-new.

The meals area is a great feature of the house. It is tiled and overlooks the sunken lounge room which has a central fan-forced Coonara fireplace. The open-plan layout gives this area a natural sense of space.

Two further fitted bedrooms with carpeting and fan lights are off from a small hall that also leads to the main bathroom and a double-door linen cupboard.

The extension was part of the renovation project and is a relaxing indoor-outdoor retreat space.

Sliding doors from the meals area open to this living area, where TV power, loads of light and good dimensions create a warm and relaxing third living space.

French doors open to a sealed outdoor area, which is well-placed to enjoy the north-facing light.

A path leads to shedding and the clothesline/service area which has been paved. There is also access to the laundry.

This is a property with heart and good energy, created by vendors who have enjoyed raising their children as part of this close-knit community.
