Family-focused feel: 20 Belfort St, St Albans, 3021

This house is all about family, good food and entertaining.

It’s also secure, with security gates, security shutters on all windows, an alarm system and CCTV.

The undercover parking for two cars doubles as the first of many entertaining spaces. The original external side entry with a deep porch was covered during renovations and now serves as extended entertaining space.

Four doors of storage on entry are always welcomed. Immediately to the right are sliding internal doors to the front lounge with a fan light, split-system unit and Bose surround sound speakers that stay with the house.

The kitchen and meals area is cosy and comforting with a good-sized working area with stainless-steel appliances, a plumbed water filter (with two filters), great storage and vinyl-wrap cabinetry.

There are three good-sized bedrooms with hardwood floors, built-in robes and fan lights. All rooms have TV points.

The main bedroom has two walls of built-in robing and an en suite.

The main bathroom has a spa, single vanity and separate shower.

But it is the property’s extra entertaining spaces that impress; the double garage
has been completely converted into a games room, replete with insulation, lighting, a split-system and power. It’s
large enough for couches, a pool table and more.

A further extension offers a room with a spa, shower and powder room.

The central courtyard is paved and opposite is a smoking room for curing meats and fish.

The central shed is an extensive workshop with insulation, lighting and loads of shelving and storage for those who love to build.

A separate room could become a guest room with a little creativity.

There are multiple storage spaces.

The side-yard has been converted into an undercover older-style outdoor kitchen, long before it became the must-have backyard accessory. The plumbing is all there.

This welcoming property was also recently re-stumped.

Twenty Belfort has been built and maintained with integrity with a room for every occasion and a thoroughly family-focused feel.
