California dreamin’: 8 Leonard Street, Sunshine, 3020

A white picket fence sets the tone. A wide concrete drive, sash windows and a lawn framed by box hedges – the charm of this California bungalow with all of its Edwardian-era flourishes is inviting from the first moment.

The entry is from the side. French doors open to the hall where it’s easy to imagine and appreciate the work that has gone into transforming this house into a stylish abode.

Over-sized ash-style floating boards have been laid throughout.

The sitting room is also on entry and has a fireplace, sash windows, high ceilings with ornate ceiling detail and a gorgeous glass ball feature light fitting that ties it all together.

In fact, well-chosen light fittings feature throughout.

The main bedroom, at the front of the house, has floor-to-ceiling built-in robes. Original, restored doors lead to the front porch, which has a lovely outlook on to a pretty street.

The main bathroom has had a complete overhaul.

A corner-set frameless shower is adjacent to a freestanding plunge bath. White high-gloss floor-to-ceiling subway tiling with black grout looks chic set against a feature light fitting and floating white cabinetry.

In the kitchen and meals area, the ash floorboards look smart set against timber dado panelling, with original sash windows with pretty lead lighting. The meals area is quite large and will fit a 10-seater table.

The original fireplace has been restored and adds to the charm offensive.

The kitchen is so new it’s barely been used. It has a stainless-steel Kleenmaid oven and four-burner cooktop, stone benches, a Bosch stainless-steel dishwasher, groovy feature tile splashback and two large windows that look out to the large grassed backyard.

The third bedroom has views of the backyard through original, restored period windows.

Open the back door to a brand new undercover deck, deep enough for a table and chairs for summer dinners.

The backyard is perfect for children.

There’s an original shed and new landscaping around the perimeter of the block. Partial re-wiring and re-stumping has been undertaken.
