A seven hectare site alongside the Calder Freeway has created plenty of buyer interest since going on the market in the middle of April.
The mixed zoning land at 249 Calder Freeway, Taylors Lakes, is back on the market less than two years after it was last sold.
It is one of the last infill development sites in Taylors Lakes and backs onto the Taylors Lakes Estate with Calder Park nearby.
Kelemen Commercial Property’s Rudy Kelemen, who is selling the property on behalf of the owners, said they had already received significant interest in the site,
He said it was back on the market, as the 2019 sale was never settled.
“It’s really early days, but I’ve had a dozen calls about it today,” he said last week. “It’s been really well received in the market.
“The market is looking for this sort of stuff, more so than investment.
“I think it will attract in the range of eight to $10 million. I think it will easily be achievable.”
Mr Keleman said the location was one of the key selling points of the land.
He said you don’t get many parcels of land this big this close to the city.
“It’s in a good spot,” he said.
“It’s an infill site and the land around it is all residential. It’s upmarket residential now and you need $1 million now to buy those properties.”
The land is mixed zone, with a small part of that likely to be residential. Mr Keleman said with a 704-metre frontage alongside the Calder Freeway many businesses would be attracted to it.
“It could be used in a number of different ways,” he said.
“You could possibly have childcare centres and multiple different tenants, commercial types.
“People spend a lot on advertising, you don’t need to spend as much when you put the name on a freeway.
“More than 40,000 cars are passing there each day. It’s a prime location and a good site.”
The tender process will be open until May 27, with Mr Keleman saying it would remain on the market to at least that date.
