Derrimut: Brimbank’s hive of industry

Derrimut can claim to be an industrial property hotspot with research revealing it was home to Brimbank’s biggest industrial sales in the 2013-14 financial year, including two properties that sold for more than
$20 million each.

In September last year, the West Park Industrial Estate in Australis Drive sold for $20.96 million. A month later a 10,848-square-metre allotment in Gilbertson Industrial Estate sold for $29.50 million.

The Savills Australia research shows several large existing and pre-commitment leases are also located in Derrimut, with a ParkWest Industrial Estate property measuring 13,839 square metres and occupied by ISP Logistics Group commanding $60 per square metre in rent.

Goodyear Australia and AkzoNobel have entered pre-commitment deals for other allotments in Derrimut since October last year, with Goodyear looking to fill a 31,700-square-metre property in Boundary Road, and the AkzoNobel site in Barclay Road costing $114 per square metre.

In the past 20 months, more than $70 million of serviced industrial land has been sold across the west, most of it to developers.

Brimbank council director of city development Stuart Menzies said while no planning permits for new industrial estates had been issued in Brimbank this year, several new industrial estates have been under development over the past five to 10 years.
