A vacant council-owned parcel of land in Sunshine West has sold for more than a million dollars at auction.
The land, at 3a Lewis Court, sold for $1,024,000 last weekend.
Barry Plant real estate agent David Lai said the sale exceeded expectations.
“The sale left all parties very pleased,” he said. “Our reserve was somewhere between the $950,000-$1 million mark, so to get over the million was a great result.”
Mr Lai said a local developer had purchased the property.
“The person that purchased it is pretty private, but I know they’ve developed some sites in St Albans and will look to do the same here,” he said.
“I haven’t spoken to them about how many they’re looking to put there, but given its 1479 metres squared, there’s room for a few.”
Mr Lai said the proximity to amenities made the lot an ideal buy for development
“The property is situated in a court location within walking distance to Talintyre Road shops, Glengala Primary School, bus services and has ease of access to The Avenue shops and cafe,” he said.
“It’s also very close to the Western Ring Road and Sunshine train station, making it easy to travel to the city.”
While the property market has marginally dipped statewide, Mr Lai said some areas of Brimbank were bucking the trend.
“Across the board prices have dipped a little, but areas like Sunshine West and Ardeer seem to still be going strong,” he said.
“I think we still have about 10-20 years of this area being a steady growth corridor.”
